We aim to provide several services, that can be
tailored to your needs:
Sales
to assist you in finding and securing your holiday or
retirement home, seaside villa, mountain house, land plots,
commercial properties, or apartment at the best price on the
local market;
to advice you in property investment
Securing a property:
if you find yourself outside Bulgaria and you have seen a
property you like on our website, we require a deposit of €
750 paid directly into our bank account to secure the
property. In those cases we will assist you in arranging
your trip to Bulgaria as well as accommodation, airport pick
up, etc.
If you are in Bulgaria a Preliminary Contract and a various
percentage of the asking price as a deposit is normally
expected to secure the property. If you do not have funds
available here we can arrange to have a bank account opened
for you so you can get the money required send over to you.
Typically a deal is completed within 5 to 8 weeks from
signing the Preliminary Contract. Normally clients return to
complete and to pay the balance on the property, however
deals can be completed in your absence by using Power of
Attorney.
Travel Assistance / Viewing Trips:
For all our customers who have secured a property with us
from abroad, we fully undertake the arrangements of the trip
to Bulgaria as well as free airport transfer (from and to
the airport), and 2 nights accommodation free of charge in a
hotel close to the area of the property you have chosen.
For customers who have not secured a property yet, but wish
to come on a viewing trip we offer assistance in arranging
your trip, accommodation and airport transfer.
If you wish to reserve please complete our reservation form,
fill in the details and enclose a cheque for € 750 made
payable to "BG Estates Ltd". This reservation fee is
refundable only against the initial purchase price.

Lettings & Management:
once you have bought a property our company will look after
it and manage it while you are away from Bulgaria. If you
wish to let the property and earn extra income we offer a
few letting services.
Short term Lettings:
this is what we call season lettings for properties in, or
near by sea/winter resorts. For managing and renting
properties on those basis we charge 10% to 20% of the gross
rental income + a ONE OFF SET UP FEE as mentioned above.
Normally those properties are let to tourist either through
a tour operator, or directly from our offices.
Long term Lettings:
properties let on long term bases are normally rented to
people leaving in the area, contract workers with a minimum
of 6 month rental agreement, etc. We normally choose
professional people for those properties.
Our charge for properties let on those basis are from 8% to
10% of the monthly rental income + a ONE OFF SET UP FEE as
mentioned above.
Legal Services:
To advice and assist you in all your legal maters regarding
the purchase of your property or any other inquires we are
providing you complete assistance and support.
